Staging creates excitement and interest from the beginning!
Staging prepares your home to attract the widest market, while making it appealing to the greatest number of perspective buyers.
Sam’s complete home staging experience is a three step process. Please view the Before & After Gallery below.
Why Stage?
In today’s highly competitive
housing market, home staging has
become an important tool to
effectively sell homes and
condominiums. It focuses on
improving a property and
transforming it into an attractive
product for sale. Even beautifully
decorated homes need to be turned
into a merchandised product that
enhances the home’s best features.
The goal of staging is to sell
quickly for a high return, appealing
to a greater number of perspective
buyers which will in turn lead to
more offers or even multiple offers.
Staging Benefits
You only have one chance to impress
potential buyers. Buyer’s first
impressions are formed as soon as
they step inside your home. Staging
highlights the full potential of
your property by incorporating
design techniques to create a
lasting first impression.
You want to give homeowners a reason
to buy your home. Staging prepares
your home to attract the widest
market, while making it appealing to
the greatest number of perspective
buyers.
Staging creates excitement and
interest from the beginning, and
sets your home apart from the
competition. Properties that have
been staged will have a distinct
marketing advantage over non- staged
homes.
Staging your home can maximize the
selling price and minimize the
number of days on the market.
Staged homes provide beautiful
photos. Consumers are savvy and most
of them start their search on the
Internet and those photos become
their first impression.
Staging provides an objective third
party to tactfully and respectfully
convey to homeowners all the
important issues that need to be
addressed in order to prepare a
property for sale.
Sam’s Staging Process
Sam’s goal is to secure your equity
and to sell your home for top
dollar. Selling a home can be a very
stressful time and it is very
important to Sam that he provides
all his clients with excellent
customer service. In order to ensure
his clients receive a positive
selling experience, Sam offers home
staging as an added service
available to all homeowners. Sam
Mcdadi has developed his
own staging department. He works
only with qualified interior
decorators, real estate stagers and
professional organizers. Sam also
has his own warehouse full of
furniture available to all of his
clients. His large warehouse
isn’t limited to just furniture. Sam
has an extensive inventory of
designer toss cushions, bedding,
throws, table lamps, mirrors,
artwork and updated accessories.
Sam’s complete home staging
experience is a three step process.
Consultation & Detailed Report
Your staging experience begins with
a full assessment of your property
and the evaluation of your home’s
market appeal. Your stager will
discuss flooring, walls, ceiling,
windows, furniture arrangement,
focal points, and anything that
needs to be pre-packed, re-arranged,
repaired or replaced. Each client
will receive a personalized report
based on their specific needs. The
report will explain what is required
to be completed before the property
goes on the market.
Staging Preparation
The next step is preparing your home
to be showcased. Your detailed
report will provide you with
specific suggestions on how to
quickly transform your home into
that “move in” condition buyers are
looking for. This step must be
completed before the actually
showcasing takes place.
Showcasing
Showcasing is the last step and is
arranged just before the photos are
taken. Sam’s team will stage your
home showcasing it to its greatest
potential. Showcasing involves a
design plan to successfully capture
the interest of buyers. There is
more value to a potential buyer when
they view a property that is not
only attractive but appeals to them
as a home that they can easily
envision themselves living in.
Furniture, lighting, art and
accessories will be provided from
Sam’s staging inventory. Selections
will be based on what is most needed
and what is best suited for your
property.
Vacant Properties
Sam understands the importance of
first impression and the true
benefits of staging. Many of Sam’s
clients are local builders and
investors for whom he has provided
model home staging as an additional
service. If the home you are selling
is vacant, potential buyers will
find it hard to make sense of a
floor plan without furniture as a
guide. Sam’s staging department will
design and furnish your property
inspiring buyers to imagine living
there. Furniture, lighting, art and
accessories will be provided from
Sam’s staging inventory.

Before & After Gallery
Problem
The two single beds made the room feel crowded. The stickers on the wall made the space seem messy and will distract the prospective buyer from seeing the positive aspects of the room.
Solution
A pleasing blue paint on the walls and the light bedding brightens up the room. The double bed allows the prospective buyer to see potential of space.
Problem
This room had too much furniture with poor layout. The bed blocked the window, which is a great feature.
Solution
A big cozy chair was brought in and the furniture was placed in a way that showcases the window.
Problem
The layout of the furniture is uninviting and the space feels crowded. A living room isn’t the place for an exercise machine when selling a home.
Solution
By rearranging the existing layout, removing the exercise machine and adding additional furniture, the room appears much larger.
Problem
It is difficult for a perspective buyer to see past the clutter, especially in such an important room like a master bedroom.
Solution
The newly staged room allowed perspective buyers to envision themselves within the space.
Problem
It seems as if there has been no ‘dining’ in this room. The dated furniture is too large for the small area.
Solution
A round glass table and a mirror on the wall open up the space.
Problem
This guest room had a bed with no frame. Also, the fan indicates there might be a problem with air circulation.
Solution
Placing the bed on a bed frame and layering it with gorgeous bedding and pillows created a beautifully staged guest room.
Problem
Elvis is a great idea for a playroom, but not in a family room while the home is on the market.
Solution
After staging with furniture and accessories, potential buyers can imagine themselves in this home. This home sold in only 12 days for 97% of the asking price.
Problem
It is difficult for buyers to make sense of the actual space if the property is vacant, especially with a challenging floor plan like this.
Solution
Staging this vacant room can help a buyer to make sense of a potential furniture plan.
Problem
This vacant condo was very small and quite plain.
Solution
Small Scaled furniture is the key for tiny spaces. Colour and large artwork creates interest.
Problem
The dining area was not defined in this vacant space.
Solution
By simply adding 4 stools guests now have a gathering space.
Problem
There was no focal point when entering this dull room, leaving a poor first impression.
Solution
The right furniture placement, as well as large scale artwork, colour and texture created a lasting first impression.
Problem
The living room seemed empty without enough furniture.
Solution
By replacing the sofa and adding additional items to the living room, we were able to create a wonderful conversation area which is always appealing to buyers.
